What's an EPC?
An
Energy Performance Certificate (EPC)
provides an energy rating for your home based on both Energy Efficiency and Environmental Impact. The results are shown as a graph similar to that found on kitchen appliances.
EPC
can be found in aHome Information Pack (HIP)
which is now required for all homes being sold in England and Wales. The rating is based on the performance of the building (effectiveness of the heating and lighting) not on the appliances themselves,. The ratings come on a scale A-G, with A being the best rating. The average UK home has a band D-E.
EPC
also recommends ways to improve the building’s energy performance. If implemented it would lead to lower energy bills, reduced carbon deposits and make homes more attractive to potential buyers.
Domestic Energy Assessor
to carry out an energy assessment so an EPC is available for prospective tenants. Properties rented before October 1st 2008 do not require an EPC until they are re-let to new tenants.
